trees shall be shown on the plans submitted for issuance of building permits and <br />shall be subject to the review and approval of the Planning Director prior to issuance <br />of building permits. <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior to <br />issuance of building permits. <br />29. The applicant shall provide root control barriers and four inch perforated pipes for trees <br />in planting areas less than ten feet in width, as determined necessary by the Planning <br />Director at the time of review of the final landscape plans. <br />30. The applicant shall install an automatic irrigation system for all project landscaping, <br />including the landscaping installed in the City right-of-way. <br />31. Except as otherwise conditioned, all trees used in landscaping shall be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 gallons. <br />32. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design and shall certify the green building landscape credits claimed, if <br />applicable. <br />33. The project developer shall comply with the recommendations of the tree report <br />prepared by HortScience Inc. dated June 28, 2006. No tree trimming or pruning other <br />than that specified in the tree report shall occur. The project developer shall arrange for <br />the arborist to conduct a field inspection prior to issuance of grading permits to ensure <br />that all recommendations have been properly implemented. The arborist shall certify in <br />writing to the City that such recommendations have been followed. <br />34. The existing California black walnut tree within the southern planter of the site shall not <br />be removed. The project developer shall post cash, letter of credit, or other security <br />satisfactory to the Planning Director in the amount of five thousand dollars ($5,000) for <br />the tree. This cash bond or security shall be retained for one year following completion <br />of construction and shall be forfeited if the tree is removed, destroyed, or disfigured. If <br />the tree is removed, destroyed, or disfigured during construction, the applicant shall pay <br />a fine in the amount equal to the appraised value of the subject tree. If the fine based on <br />the appraised value of the tree(s) exceeds the bond amount, the applicant shall pay the <br />difference between the bond and the appraised value of the subject tree(s). <br />35. In addition to the tree preservation measures outlined in the tree report prepared by <br />HortScience Inc. dated June 28, 2006, the following tree preservation methods shall be <br />followed during construction of the site. These methods shall be listed on the building <br />permit plans and shall include the following: <br />a. The existing California black walnut tree may not be trimmed or pruned without prior <br />approval by the Planning Director. Any City approved pruning of the existing <br />California black walnut tree shall be performed by a certified arborist. <br />
