56. The applicant shall implement the following measures with the construction of the <br />structure covered by this approval so that aroof-mounted photovoltaic system can be <br />installed in the future: <br />a. Install electrical conduit and pull string from the roof/attic areas to the <br />building's main electrical panels; <br />b. Engineer the roof trusses to handle an additional load as determined by a <br />structural engineer to accommodate the additional weight of a prototypical <br />photovoltaic system beyond that anticipated for roofing; and <br />c. Provide an area near the electrical panel for the "inverter" required to convert <br />the direct current output from the photovoltaic panels to alternating current. <br />These measures shall be indicated on the building permit plan sets. <br />BUILDING <br />57. The building shall meet the applicable Title 24 state energy requirements. <br />58. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building and Safety Division will issue permits. <br />59. The applicant shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br />Code of the City of Pleasanton. These plans shall be approved by the Chief Building <br />Official prior to the issuance of a building pemtit. The site development plan shall <br />include all required information to design and construct site, grading, paving, drainage, <br />and utilities. Specific items to be indicated on the site development plan necessary to <br />construct the improvements are to be in accordance with the City of Pleasanton Private <br />Development Design Guidelines adopted April 15, 1986. <br />60. The applicant shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a site <br />specific soils report, and the completed Building Permit Questionnaire to the Building <br />and Safety Division, along with the necessary fees, to initiate the City's plan check <br />process. The plan check will be accepted only after the completion of the Design <br />Review procedure's 15-day appeal period, unless the applicant submits a signed <br />statement acknowledging that the plan check fees may be forfeited in the event that the <br />approval is overturned or the design is significantly changed as the result of an appeal. <br />In no case will a building permit be issued prior to the expiration of the 15-day appeal <br />period. <br />61. A sanitary sewer sampling manhole shall be provided on any new sanitary sewer lateral <br />from the building, unless otherwise waived by the Chief Building Official. <br />
