Youn!!: J. Lee. California School of Art and Desi!!:n <br />Application for a conditional use permit to operate a private art school for approximately <br />15 students per day, Monday through Thursday from 2:00 p.m. to 7:30 p.m., on the <br />second floor of an existing building located at 24 Happy Valley Road. Zoning for the <br />property is 0 (Office) District. <br /> <br />Action Recommended: Approval. <br />Action Taken: Approved, per staff. <br />Vote: 5-0. <br /> <br />Vestin!!: Tentative Subdivision Map 7721, Ponderosa Homes, Mel & Carol Lehman. <br />and William & Kathrvn Selwav <br />Application for a vesting tentative subdivision map to subdivide a 19.83-acre property into <br />27 lots for 25 new and two existing single-family homes, seven parcels to be transferred to <br />adjoining properties, and miscellaneous public infrastructure improvements including the <br />reconstruction of a portion of Cameron Avenue. The property is located at 3157 Trenery <br />Drive and 2313 Martin Avenue and is zoned PUD-LDR (Planned Unit Development - <br />Low Density Residential) District. <br /> <br />Action Recommended: Approval. <br />Action Taken: Approved, per staff, with the following modifications: <br />1. Add the language "or as revised or avvroved bv the City Enzineer" at the end <br />of Condition No. 3.b. regarding the existing asphalt on Cameron Avenue. <br />2. Delete Condition No. 10 regarding the requirement for Growth Management <br />Program approval. <br />3. Add a new condition requiring the project developer to work with the City on <br />the project's Affordable Housing Agreement, subject to the approval of the <br />Housing Commission and the City Council, before the recordation of the final <br />subdivision map. <br />4. Add a new condition that parking be provided on one side of Cameron Avenue, <br />preferably on the north side, subject to a feasibility evaluation by the City <br />Engineer, before recordation of the final subdivision map. <br />Vote: 5-0. <br /> <br />3 <br />
