EXHIBIT "A" <br />CONDITIONS OF APPROVAL OF Z-89-5§? <br /> <br />This project shall be subject to all of the conditions of <br />PUD-78-1. <br /> <br />The structure shall be developed substantially as shown on <br />the site plans, elevations, and related materials, dated <br />"Received November 21,, 1989", on file with the Planning <br />Department, unless modified by following conditions. <br /> <br />The developer shall submit a detailed tree analysis of <br />existing trees by a City-approved horticulture specialist <br />indicating which trees have the potential to be saved and <br />including recommendations for their preservation both during <br />and after construction. <br /> <br />The developer shall submit for review and approval by the <br />Design Review Board, a detailed tree planting plan, <br />including tall canopy trees on the east elevation and the <br />west elevation to screen the structure from the valley and <br />to blend the house into the cut bank on the west side of <br />Longview Lane. The landscape plan shall include a plan for <br />maintenance of all trees and related landscaping. The plan <br />shall be designed to achieve the screening effect <br />illustrated in the computer simulated photograph submitted <br />t the City Council meeting of January 16, 1990, on file with <br />the Planning Department. If the proposed plan is determined <br />by the City to be inconsistent with this simulation, the <br />entire design review approval shall be subject to further <br />review by the City Council. <br /> <br />Any modification in the approved design of the house, <br />including colors and materials, or to the approved landscape <br />plan shall require approval of the Design Review Board. <br /> <br />Ail accessory structures over 200 sq. ft. shall require <br />Design Review Board approval. <br /> <br />Ail required City permits shall be obtained prior to <br />initiation of grading, tree removal, and construction, <br />including permits to remove all heritage-size trees <br />currently not shown to be removed on the development plan. <br /> <br />A fire retardant buffer shall be maintained at a width of 10 <br />feet adjacent to the street and 20 feet adjacent to all <br />structures. <br /> <br />Vehicle turnouts and bollards shall be maintained as shown <br />on the development plan and as required by the approved PUD <br />plan. <br /> <br /> <br />
