<br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />PUD-01-o9M, Mike Renquist <br />2511 Yolanda Court <br />December 5, 2006 <br /> <br />1. All conditions of Cases PUD-01 through PUD-01-08M shall remain in full force <br />and effect unless modified by the following conditions/requirements. <br /> <br />2. The building and landscape design for this lot shall be subject to the design <br />guidelines stated in the attached Exhibit C to the satisfaction of the Planning <br />Director. <br /> <br />3. All buildings and other improvements for this property shall be subject to design <br />review approval by the Planning Director under separation applications. Said <br />applications shall meet the submittal requirements as specified for an application <br />for Design Review Approval. <br /> <br />4. The building developer shall mitigate the increase in height by installing 15-gallon <br />and 24-inch box-size trees on the adjoining East Bay Regional Park District <br />property. The species shall be a combination of big leaf maple, raywood ash, <br />yarwood sycamore, and California pepper. The final number and type of trees <br />shall be determined to the satisfaction of the Planning Director and the East Bay <br />Regional Park District. <br /> <br />5. The building developer shall maintain and water these trees for five years after <br />planting. An encroachment permit is required from the East Bay Regional Park <br />District before planting. <br /> <br />6. The building colors for the property shall be subject to the review and approval of <br />the Planning Director. <br /> <br />{end} <br />
