Ordinance No. 1945 <br /> <br />24. The Building and Safety Division may require special inspections for the green building <br />measures proposed. If required, the applicant shall provide verification to the Planning <br />Department clearly stating that the Building and Safety Division has approved all <br />applicable special inspections relating to green building measures. Said verification <br />shall be provided prior to occupancy of the building. <br /> <br />25. Prior to submittal to the Building and Safety Division, the applicant must provide a copy <br />of the contractor’s agreement that stipulates that the contractor will use only Low-VOC <br />interior paints and low-VOC water-based finishes in construction of this residence. <br /> <br />26. Prior to building final inspection, the contractor shall provide diversion tickets to the <br />Planning Department for review and approval by the Green Building Coordinator. <br /> <br />Building and Site Design Requirements: <br /> <br />27. The applicant shall provide automatic opening sectional roll-up garage doors on the <br />garages of the single-family house covered by this approval to the satisfaction of the <br />Planning Director. <br /> <br />28. The building developer shall comply with the design guidelines and shall post address <br />numerals on the building so as to be plainly visible from all adjoining streets or driveways <br />during both daylight and night time hours, according to the requirements of the Fire <br />Department and the Building and Safety Division. <br /> <br />29. The approved building materials and colors shall be stated on the building permit plans <br />submitted for issuance of building permits. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />30. A landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br /> <br />31. The applicant shall provide root control barriers and four inch perforated pipes for trees <br />in planting areas less than ten-feet in width, as determined necessary by the Planning <br />Director at the time of review of the final landscape plans. All landscaping shall be <br />installed within nine (9) months after occupancy. <br /> <br />32. All trees used in landscaping be a minimum of fifteen (15) gallons in size with at least <br />50-percent of the trees being a minimum of 24-inch box-size. All shrubs a minimum of <br />five (5) gallons, unless otherwise conditioned or shown on the approved landscape plan. <br /> <br />33. The project developer shall provide root control barriers and four inch (4") perforated <br />pipes for the street trees. <br /> <br />34. The landscape architect shall certify in writing to the Planning Director that the <br />landscaping has been installed in accordance with the approved landscape and irrigation <br />plans with respect to size, number, and species of plants and overall design concept. <br /> <br />4 <br /> <br />
