That the developer submit detailed landscape and irrigation plans as part of the improvement plans. These plans should include, where applicable, a street tree planting plan and landscape plans for medians, buffer strips, and any right- of-way landscape areas. The irrigation plan shall provide automatic controls. That any damag~ to street improvements now existing or done during construction on the subject property be repaired to the satisfaction of the City Engineer at full expense to the developer. This shall include slurry seal, overlay, or street reconstruction, if deemed warranted by the City Engineer. All banks shall be graded to provide a minimum of two feet between the top or toe of bank and any property line. The two foot clear area shall be graded at a 2% slope. The applicant shall provide maintenance access to any public utilities to the satisfaction of the City Engineer.
