EXltIBIT B <br /> <br />Conditions of Approval <br />Case AP-92-13/Z-92-49 <br /> <br />The pavilion and deck shall conform substantially to the site plans, elevations, and <br />related materials, Exhibit A (dated "Received March 4, 1992"), on ftc with the <br />Planning Department, except as modified by these conditions. <br /> <br />e <br /> <br />Within twenty days of the date of approval, the applicant shall submit to the Planning <br />Director for review and approval, a landscape screening plan, irrigation plan and <br />plant palette for the area around the pavilion and the western property line, which <br />shall adhere to the following requirements: <br /> <br />a. Landscaping shall be planted along the property line and around the north and <br />west side of the structure to screen the structure from view of neighbors to the west. <br /> <br />b. Said landscape screening may be located on the subject property or within the <br />rear yard of the immediately adjacent property to the west (2927 Victoria Meadow <br />Court) in order to adequately screen the structure from view. <br /> <br />c. Prior to the installation of any landscaping, the landscape plan shall be subject <br />to the review and approval of the neighbors prior to, or in conjunction with, the <br />submittal of the landscape and irrigation plan to the Planning Director for review and <br />approval. <br /> <br />d. All landscaping for screening purposes shall be installed within thirty days of <br />the date of this approval. <br /> <br />The property-owner or his representative shall obtain all building and other applicable <br />City permits for the project. <br /> <br />o <br /> <br />The windows on the west side of the pavilion shall be covered with wood in a manner <br />architecturally compatible with the design of the pavilion. All other windows shall be <br />removed or shall be replaced with clear glass. <br /> <br />o <br /> <br />The applicant shall record on the deed for the property a requirement that the trees <br />provided pursuant to Condition 2.a. shall be maintained properly and shall not be <br />removed. Said deed restriction shall be approved by the Planning Director and City <br />Attorney, and evidence of recordation shall be provided to the Planning Director. <br /> <br />o <br /> <br />The gazebo shall be removed upon the sale of the residence although the spa, deck, <br />stairs and deck railing may remain. <br /> <br />(ap9213cc.coa)kjw <br />Novcmbcr 9, 1992 <br /> <br /> <br />
