A <br />Negative Declaration was adopted for the PUD <br />development plan approval as well. <br />4. The design of the subdivision is not likely to <br />cause serious public health problems. <br />All public utilities will serve the site -- sewer, <br />water, storm drainage, and <br />gas/electric/cable/telephone. All utilities are <br />operating within public health guidelines and have <br />capacity to serve the project. <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of, property within the proposed <br />subdivision. <br />The LAVWMA easement is proposed to be narrowed, but <br />it will be done only with LAVWMA's consent. The <br />project design includes relocating a storm drain to <br />avoid conflict with an existing storm drainage <br />easement; and <br />WHEREAS, a Negative Declaration was adopted for the PUD <br />development plan which suffices for this tentative map <br />submittal. No new information or changed circumstances <br />exist to require additional or new environment analysis. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approves Vesting Tentative Tract 6164, the <br />application of Far West Associates to subdivide an <br />approximately 20 acre site located easterly of the <br />terminus of Stoneridge Drive into 127 lots consisting of <br />124 single-family lots with 3 lots remaining subject to <br />the conditions shown on Exhibit "A" attached hereto and <br />made part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption or the day after notification <br />of the City Council, whichever is later. <br />THIS RESOLUTION ADOPTED ON THE 13TH DAY OF DECEMBER 1989 BY THE <br />FOLLOWING VOTE: <br />AYES: Commissioners Joyce Berger, Ron Horan, Jack Hovingh <br />Marcelline Mahern, Hal McGuirk and Sharrell <br />Michelotti, Chairman <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />
