PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-89-109 <br />RESOLUTION APPROVING VESTING TENTATIVE MAP 6164 AS FILED <br />BY FAR WEST ASSOCIATES <br />WHEREAS, Far West Associates has applied to subdivide an <br />approximately 20 acre site located easterly of the <br />terminus of Stoneridge Drive into 127 lots consisting of <br />124 single-family lots with 3 lots remaining; and <br />WHEREAS, at their duly noticed public hearing of December 13, <br />1989, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />1. The proposed map is consistent with the General <br />Plan. <br />The approved PUD development was found to be <br />consistent with the General Plan, and the plan now <br />conforms to the Stoneridge Drive Specific Plan as <br />well. The tentative map, as discussed above, <br />conforms to the PUD development plan. <br />2. The site is physically suitable for this type of <br />development and density. <br />The site is virtually flat. It abuts urban density <br />development on the west and south. As part of the <br />Stoneridge Drive Specific Plan, it will participate <br />in providing full infrastructure necessary to <br />support its development, including a major <br />thoroughfare, parks, and a school site. The <br />geotechnical report found the site to be suitable <br />for the development proposed. <br />3. The design of the subdivision and proposed <br />improvements will not cause substantial <br />environmental damage or substantially and avoidably <br />injure fish or wildlife or their habitat. <br />The site is former agricultural land, intensively <br />plowed and farmed; it contains no fish or wildlife <br />habitat other than dry-farmed agricultural lands <br />generally. The EIR done for the Stoneridge Drive <br />Specific Plan found an insignificant impact on fish <br />and wildlife habitat, and the City made overriding <br />-1- <br />
