ATPACHMENT A <br />Proposed Conditions of Approval <br />PIID-85-21-5IrI <br />December 12, 1989 <br />1. That, in addition to the normal setbacks for the R-1-7,500 <br />zoning district, the house to be constructed on Lot 2 of <br />Tract 5699 shall maintain a minimum setback of 20 feet from <br />the rear property line and a minimum setback of 15 feet from <br />the east side property line. The floor area ratio for the <br />lot shall not exceed 35 percent, excluding the garage area. <br />2. That the front yard for Lot 3 of Tract 5699 shall be on the <br />west side of the lot, with the rear yard facing the Howard <br />lot (4455 Entrada Drive) to the east. In addition to the <br />normal standards for the R-1-7,500 zoning district, the house <br />to be constructed on Lot 3 shall maintain a minimum setback <br />of 20 feet from the rear [east] property. line. A minimum <br />setback of 10 feet may be allowed from the front [west] <br />property line. The roof shall be designed to minimize the <br />mass of the house relative to adjacent residences. The <br />maximum pad-to-peak height of the house shall be 16 feet. <br />3. That the design of the houses to be constructed on Lots 2 and <br />3 shall be subject to separate review and approval by the <br />Design Review Board prior to the issuance of building permits <br />for the houses. <br />4. That except as modified by Conditions 1 through 3 above, all <br />conditions of Cases PUD-85-21 through PUD-85-21-4M shall <br />remain in full force and effect. <br />(pd85215m.src)sfe <br />December 6, 1989 <br />-1- <br />
