Exhibit A <br />Conditions Of Approval <br />Resolution No. PC-89-102 <br />Z-89-530 <br />October 25, 1989 <br />1. That the acute care hospital, medical office building, <br />central plant, and related Phase II improvements shall <br />conform substantially to the site plan, elevations, and <br />related materials, Exhibit A (dated October 5, 1989), on file <br />with the Planning Department. <br />2. That the periphery of the ground-level helipad shall be <br />landscaped with a combination of large and small shrubs and <br />ground cover in order to screen the area from all views from <br />Andrews Drive. In addition, the applicant shall provide lawn <br />and an irrigation system a minimum of 25' around the paved <br />helicopter landing pad. Also, the remainder of the open area <br />between the lawn and shrubbery shall be hydroseeded with <br />groundcover or lawn. A final landscape plan showing these <br />improvements shall be submitted for review and approval by <br />the Planning Director prior to the issuance of building <br />permits for any Phase II buildings. <br />3. That the applicant shall be required to seek approval of a <br />conditional use permit from the PLANNING COMMISSION if, in <br />the future, it is determined by the City that there are any <br />adverse impacts on surrounding properties resulting from the <br />establishment of the interim, ground-level helipad proposed <br />for Phase III. <br />4. That this approval shall also be subject to all of the <br />conditions of approval of PUD-86-i1 (Ordinance No. 1275). <br />pc89102/sm <br />-3- <br />
