Exhibit "A" <br />Conditions of Approval, Case PUD-89-11 <br />Resolution No. PC-89-83 <br />September 27, 1989 <br />1. The 79.73 acre site shall be zoned PUD-I, with allowable uses <br />to be those of the I-P (Industrial Park) District. Floor <br />area ratio for the entire 79.73 acre site shall be 50%, with <br />individual parcels allowed to exceed that percentage so long <br />as total floor area over the entire site does not exceed that <br />ratio. Setbacks and other development standards shall be <br />established as development plans are approved. The <br />permissible density and intensity of land use subsequently <br />undertaken on Parcel II shall be determined with reference to <br />the entire site (Parcel I and II). <br />2. The development plan for the 17.61 acre core area shall be <br />substantially as shown on the "Phase I Site Plan" and "Phase <br />II Site Plan", both dated September 21, 1989. No approval is <br />granted nor implied for the perimeter roadway along the <br />southern perimeter of Parcel I which lies within Parcel II. <br />3. Development of the Parcel II area shall ensure two access <br />points to the Parcel I development. In the short term, the <br />two existing access points shall be maintained for use by <br />Parcel I. <br />4. It is the intent of the City that the turf "bowl" and pond be <br />maintained substantially in its present condition in any <br />subsequent development. The owner of Parcel I shall maintain <br />this area in its present condition for so long as it owns <br />Parcel II. Upon any sale of Parcel II, the owner of Parcel I <br />shall contractually obligate the buyer to maintain this area <br />in its current condition and configuration until the buyer <br />has obtained development entitlements from the City as <br />contemplated in condition 6. At that time, the continued <br />maintenance of this area will be addressed. <br />5. Additional parking to be constructed within Parcel I shall <br />conform to the Phase II plan for Parcel I and shall be <br />constructed only as necessary to meet parking demand. Plans <br />showing the parking lot configuration to be constructed, <br />together with landscape plans, shall be submitted to the <br />Planning Director for review and approval prior to <br />installation; this submittal shall be accompanied by an <br />employee count/parking demand estimate showing the parking <br />need. Landscaping of and around parking lot areas <br />established shall be of a kind similar to the formal <br />landscaping existing around the present parking lot easterly <br />of Building "D". Introduction of parking lots south westerly <br />of Building "A" shall be only if found necessary by the <br />Planning Director. The parking lot southerly of the service <br />area easterly of Building "D" shall be the last parking lot <br />constructed. <br />
