Proposed Conditions of Approval <br />PUD-85-8-4D <br />Retail Property Development <br />May 24, 1989 <br />1. That the project shall substantially confona to the plans and <br />elevations dated March 21, 1989, on file with the Planning <br />Department, except as modified herein. <br />2. That approval for signage for this project is not given at <br />this time and that a separate application for a comprehensive <br />signage program shall be submitted to the Planning Commission <br />for review and approval. <br />3. That tenant employee parking shall be assigned to the 22 <br />spaces at the northwest corner of the site and to the 20 <br />spaces along the rear elevation of Building 2. <br />4. That occupancy of the complex shall be allowed as on-site <br />parking is available in the ratio of one space per 50 square <br />feet of gross floor area for freestanding restaurant use, one <br />space per 200 square feet of gross floor area, except area <br />used exclusively for storage and loading up to a maximum of <br />33$ of the total tenant space, for furniture stores and other <br />similar uses handling bulky merchandise, and one space per <br />200 square feet of gross floor area for all other use allowed <br />in this District. <br />5. That a final landscaping plan shall be submitted to the <br />Planning Director for review and approval prior to the <br />issuance of a building permit. <br />6. That this case is subject to all Standard Conditions of <br />Development, attached hereto and made part of this case by <br />reference, except conditions 12, 13, 29, 37, and 49. <br />LL/sm/PUD8584D.con <br />-1- <br />
