7. The Bernal Adobe shall be made available at reasonable times <br />and numbers of occasions during each year for school tours <br />and historic event open house occasions. In the event of a <br />disagreement over the number of times per year the adobe <br />shall be made so available, the Planning Commission shall <br />establish the number of times. <br />8. Foothill Road shall be widened sufficiently to create a <br />deceleration lane at each driveway entrance, the final design <br />to be approved by the City Engineer prior to construction of <br />the parking lot. <br />9. The project shall pay its fair share of the signalization of <br />Bernal Avenue and Foothill Road, the share to be based on an <br />estimate of the project's peak hour traffic using this <br />intersection as determined by the City Engineer. <br />10. The final parking lot layout may be modified, as approved by <br />the Planning Director, to maximize parking spaces within the <br />designated guest parking area; modification may include <br />narrowing parking stalls and/or relocating the southerly <br />property line; the final parking lot layout shall include <br />handicapped parking spaces as required by Code. <br />ll. The final landscape plan may modify the proposed landscape <br />scheme within the courtyard as necessary to meet operational <br />requirements, said final landscape plan to be reviewed and <br />approved by the Planning Director prior to issuance of a <br />building permit. <br />12. The final design of the parking area (drainage, curb type, <br />etc.) shall be subject to review and approval by the Planning <br />Director and City Engineer; the final plan shall be designed <br />to retain a rural character consistent with the overall site <br />master plan while achieving satisfactory storm drainage and <br />other engineering goals. <br />13. Except as modified by these conditions, all conditions of <br />approval of case PUD-85-15 and PUD-85-15-2D shall remain in <br />full force and effect. <br />14. That the lighting plan for the project shall be subject to <br />the Planning Director for review and approval prior to <br />issuing a building permit. <br />15. This project shall be subject to all Standard Conditions of <br />Approval, incorporated herein, except for conditions 8, 12, <br />13, 14, 28, 29, 33, 34, 35, 36, 49, and 50. <br />-9- <br />BWS/ems/pd85151m.sr <br />
