Exhibit "A" <br />Proposed Conditions of Approval <br />PUD-89-5, Laguna Oaks <br />1. That the final development plan shall be substantially as <br />shown on the preliminary development plans contained in the <br />document entitled "Laguna Oaks, PUD-89-5, February 24, 1989", <br />consisting of 30 pages of exhibits, except as modified by <br />these conditions. The final development plan shall reflect <br />all of the following conditions and shall include any <br />adjustments that must be made to the preliminary development <br />plans as a result of additional study. <br />2. That, because of the preliminary nature of the project <br />development plan, final plans for the site plan, landscaping, <br />grading, drainage, fencing, streetscape, open space, <br />recreational areas, and any other additional information <br />referenced in this project shall be submitted for subsequent <br />final PUD approval. <br />3. That the developer shall utilize the most recent design plans <br />available for the future Bernal Avenue/I-680 interchange <br />improvements, as determined appropriate by the City Engineer, <br />in order to determine the final design of the area known as <br />"Land Unit B". The final design of this area shall be <br />submitted in conjunction with the final development plan. <br />4. That the final development submittal shall include detailed <br />explanations and drawings regarding the number of homeowners' <br />associations to be formed for the development and the methods <br />by which maintenance of all common areas (including landscape <br />installation and maintenance) shall be administered. <br />5. That the final development plan shall depict a safe and <br />effective circulation system for bicycles and pedestrians. <br />These facilities shall be designed and installed to the <br />satisfaction of the City Engineer and shall be separated from <br />vehicular traffic whenever possible. Said facilities may <br />include an arroyo trail and off-site improvements, to be <br />determined at the time of final development plan approval. <br />6. -That the final development plan shall depict emergency <br />vehicle access to all non-buildable areas shown on the <br />development plan. <br />7. That the final development plan shall include a tree survey <br />identifying all trees to be removed from the site in <br />conjunction with the project development. Said survey shall <br />include details on the methods by which trees that are to be <br />retained within areas proposed for development will be <br />preserved in a healthy and attractive manner. <br />-13- <br />Resolution PC-89-32 3/8/89 <br />
