PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />' ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-89-29 <br />RESOLUTION DENYING CASE PUD-88-14, APPLICATION OF <br />PRESLEY OF NORTHERN CALIFORNIA FOR DEVELOPMENT PLAN <br />WHEREAS, Presley Homes of Northern California has a 1' <br />final development plan approval for a 194 unitesinol - <br />family development to be located on an approximate) e2 <br />acre site located on the west side of Foothill Roadyin70 <br />the area generally north and west of its intersection <br />with Stoneridge Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) -Low Density Residential District; and <br />WHEREAS, an Environmental Impact Report was certified and <br />by by the Planning Commission on March 8, 1989; andopted <br />WHEREAS, the Planning Commission received the Staff's <br />recommendations for denial of the proposed development <br />plan; and <br />WHEREAS, the Planning Commission finds that the ro osed <br />development plan is not 1 p p <br />( j in the best interests of the <br />public health, safety and general welfare; (2j that the <br />plan is not consistent with the City's General Plan; <br />that the plan is not compatible with previously (3j <br />developed properties in the vicinity and the natural <br />topographic features of the site; <br />does not take into account environmentalachthe grading <br />and is not designed in keeping with the bestrengineerins <br />practices to avoid erosion, slides, or flooding to haveg <br />as minimal an effect upon the environment as possible <br />(5j that the streets and buildings have not been <br />designed and located to complement the natural terrain <br />and landscape; (6j that adequate public safety measures <br />have not been incorporated into the design of the lan• <br />and (7j that the plan does not conform to the purpose of <br />the PUD District. <br />THE PLANNING COMMISSION OF THE CITY OF PLEASANTON DOES HE <br />RESOLVE AS FOLLOWS; REBY <br />Section 1. Denies Case PUD-88-14, the application of Pre <br />Homes of Northern California for final developmenteylan <br />approval for a 194 unit single-family development to be <br />located on an approximately 270 acre site located on th <br />west side of Foothill Road in the area generally north e <br />and west of its intersection with Stoneridge Drive. <br />
