vertical clearance. The facility designated on the <br />plan as "Emergency Access Road" or "Utility Access <br />Road" shall be designed with grades, at a maximum of <br />20$, with 16 ft. travel width (20 ft. clear width), and <br />with alignment and surfacing satisfactory to the Fire <br />Marshal and Director of Public Works, said roads <br />designed to provide adequate emergency access and <br />adequate access for maintenance of the proposed <br />utilities. The final design of all project roadways <br />and driveways, including private entry gate details, <br />shall be included in the tentative map submittal. <br />33. The private streets as shown on the development plan <br />shall be constructed with 6 in. vertical concrete curb <br />and gutter unless otherwise approved by the City <br />Engineer. Parking shall be allowed on only one side of <br />the street in areas of minimum 28 feet width. The <br />developer shall take such steps as are necessary to <br />allow City enforcement of parking and other traffic <br />rules and regulations. <br />34. All roadway and on-site drainage ditches shown on the <br />plan shall be constructed of concrete. <br />35. All retaining walls along the private streets shall be <br />constructed of concrete, and the homeowners association <br />shall be responsible for the maintenance of these <br />walls. <br />36. Developer installed landscaping along streets as shown <br />on the Landscape Plan shall include tree planting <br />within Lots 12, 17, 18, and 19, as shown, and shall <br />also include street tree landscaping along both sides <br />and cul-de-sac of Equus Court. A preliminary landscape <br />plan shall be submitted for City review and approval at <br />the time of the tentative map submittal. <br />37. The decorative arch over the project entries shall be <br />removed. <br />38. Buildings on Lots 16-18 shall have no more than two <br />stories on the east-facing elevation. The maximum <br />building height shall be 30 feet as measured from the <br />lower pad elevation to the top of the building ridge <br />(highest point on the house.) <br />39. The project developer shall prepare an environmental <br />impact mitigation reporting/monitoring program for City <br />review and approval in conjunction with the tentative <br />map; said program shall establish mitigation measure <br />implementation progress reports during construction of <br />the project and thereafter, as necessary to ensure <br />compliance of project changes/conditions imposed in <br />order to mitigate adverse environmental impacts. <br />(as revised at the 2/8/89 Planning Commission Meeting) <br />-6- <br />
