1 <br /> <br />facilities shall be designed and installed to the <br />satisfaction of the City Engineer and shall be separated <br />from vehicular traffic whenever possible. <br />33. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any right- <br />of-way landscape areas. The irrigation plan shall provide <br />automatic controls. <br />39. That any damage to street improvements now existing or done <br />during cor:~truction on the subject propert}~ be repaired to <br />the satisfaction of the City Engineer at full expense to <br />the develcper. This shall include slurry seal, overlay, or <br />street reconstruction if deemed warranted by the City <br />Engineer. <br />35. All ban}:s shall be graded to provide a minimum of t4~o feet <br />between the top or toe of bank and any property line. The <br />two foot clear area shall be graded at a 20 slope. <br />36. The applicant shall provide maintenance access to any <br />public utilities to the satisfaction of the City Engineer. <br />37. Any change in pad grades, in e~:cess of 0.5' vertically, or <br />in bank slopes from those shown on the tentative map shall <br />be justified to and approved by the City Engineer. <br />38. Prior to the City Council approval of the final map for <br />this development, the applicant shall provide the following <br />items to the City for Fire Department base mapping <br />purposes: <br />a. Two mylar copies each of a 1"=100' scale map and a <br />1"=250' scale map of the development showing only the <br />following map elements: <br />(1) Street right-of-way lines <br />(2) Property (or lot) lines <br />(3} Face of curb lines <br />b.
