PLANNING COMMI88ION CITY OF PLEASANTON <br />ALAMEDA COUNTYi CALIFORNIA <br />RESOLIITION N0. PC-90-116 <br />RESOLUTION APPROVING TENTATIVE TRACT MAP 6275, THE APPLICATION <br />OF DR. AND MRS. WILLIAM YEE <br />WHEREAS, Dr. and Mrs. William Yee has applied for a vesting <br />tentative map to allow the subdivision of an <br />approximately 50.36 acre site into 22 single-family <br />residential parcels located at 4100 Foothill Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Low Density Residential/Rural Density Residential/Open <br />Space District; and <br />WHEREAS, at their duly noticed public hearing of December 12, <br />1990, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, an Environmental Impact report was prepared for the <br />preliminary development plan for the project. No <br />subsequent environmental review is required at this time; <br />and <br />WHEREAS, the Planning Commission made the following tentative map <br />findings: <br />1. The proposed map is consistent with the General <br />Plan. <br />-At a density of .44 DU/AC, this 22 unit <br />residential subdivision lies within the acceptable <br />range of the General Plan Land Use Element density <br />for the overall site (34 units, with density <br />bonus). It is greater than the 13 unit "mid-range" <br />density, requiring public amenities which have been <br />incorporated into the project that include the <br />recreation center and abundant open space. <br />-Geologic hazards, primarily landslides, have been <br />studied by the City~s reviewing geologist as to <br />suitability for development. It has been <br />determined that adequate measures (i.e. landslide <br />repairs, fault setbacks, etc. have been outlined <br />to ensure that each lot will have building sites of <br />appropriate "low" level of acceptable risk. <br />-The proposed subdivision is in conformance with <br />the approved PUD plan, which was found to be <br />consistent with other General Plan policies and <br />
