PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COIINTY, CALIFORNIA <br />RESOLOTION N0. PC-90-114 <br />RESOLOTION APPROVING TENTATIVE TRACT MAP b382~ THE APPLICATION <br />OF FRANK AOF DER MAOR <br />WHEREAS, Frank Auf der Maur has applied for a vesting tentative <br />map to allow the subdivision of an approximately 1.01 <br />acre parcel into 6single-family residential lots located <br />at 4011 Stanley Boulevard; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Medium Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of November 28, <br />1990, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the environmental issues related to this project were <br />addressed in the review of PUD-90-8, therefore, no <br />additional environmental document was prepared for this <br />application; and <br />WHEREAS, the Planning Commission made the following tentative map <br />findings: <br />1. The proposed map is consistent with the General <br />Plan. <br />The Land Use Element of the General Plan designates <br />the project site as Medium Density Residential. <br />This designation allows a density of 2-10 dwelling <br />units per gross acre (including a 25~ density bonus <br />for residential projects zoned PUD). The PUD <br />project was designed at 6.34 dwelling units per <br />acre, and is within the allowed range of <br />development. The proposed tract map will also meet <br />the General Plan density requirements at 6.93 <br />dwelling units per acre. The proposed subdivision <br />is in conformance with the approved PUD development <br />plan, which was found to be consistent with other <br />General Plan policies and programs when approved by <br />the City in September 1990. <br />2. The site is physically suitable for this type of <br />development and density. <br />The project site is relatively flat and grading for <br />site and development should be limited to public <br />
