EXHIBIT A POD-80-16-8D, Pactel Properties Resolution PC-90-106 November 14, 1990 1. Development shall be substantially as shown on the development plans dated "Received October 18, 1990" on file with the Planning Department, except as modified by these conditions. 2. Final approval of PUD 80-16-8D by the City Council is required. 3. A grading plan shall be submitted to the Planning Department for review and approval prior to building permit issuance. The grading plan shall show the finish floor elevation of the bank and ATM location, the landscape mounding, and the elevation of Hopyard Road. Modifications to the ATM finish floor elevation may be required if the Planning Director finds that views to the ATM location will be obstructed by the landscape mounding. 4. All signs shall be based on the sign program on the development plans dated "Received October 18, 1990" on file with the Planning Department, with the following modifications. a. The construction of the copy "Bank of America" shall utilize halo-lit brushed aluminum letters. b. The face of the Bank of America logo sign may be the Bank of America corporate red. The sign shall be of a halo-lit construction. c. All directional signage for the ATM shall be submitted for review and approval by the Planning Director. d. No freestanding identification sign shall be allowed for this use. d. The specific details for each and every sign, including address signs, shall be subject to final review and approval by the Planning Director. 5. Prior to occupancy, the landscape architect shall certify in writing, in a manner acceptable to the Planning Department, that the landscaping has been installed in accordance with the approved landscape plans with respect to size, number and species of plants, and overall design concept.
