The <br />use proposed would be adjacent to residential uses, <br />a park, and would be a part of an existing church <br />complex. The use would be conducted entirely <br />indoors, and would be set back approximately 20 <br />feet from the existing single-family residence to <br />the west and 5 feet from the 7 foot tall redwood <br />fence and parking stalls of the adjacent apartment <br />complex to the east. Vineyard Avenue separates the <br />use from the residences and City park to the south <br />of the property. These setbacks should reduce the <br />possibility of this use detrimentally affecting the <br />surrounding properties. In addition, conditions of <br />approval are included which require parking to be <br />located at the existing church parking lot, and <br />requires the missing fence to be replaced. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of the zoning <br />ordinance. <br />As conditioned, the proposed use will comply with <br />all provisions and requirements of the zoning <br />ordinance; and <br />WHEREAS, the proposed conditional use permit is consistent with <br />the zoning designation and General Plan policies of the <br />City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case UP-90-41, the application of the First <br />Baptist Church for a conditional use permit to allow the <br />operation of a Sunday school in an existing residential <br />building located at 4143 Vineyard Avenue subject to the <br />conditions shown on Exhibit "A" attached hereto and made <br />part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption unless appealed prior to that <br />time. <br />THIS RESOLIITION ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON ON THE 10TH DAY OF OCTOBER 1990 BY THE FOLLOWING VOTE: <br />AYES: Commissioners Horan, Hovingh, McGuirk, Michelotti and <br />Chairman Mahern <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />
