PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-90-89A <br />RESOLUTION APPROVING VESTING TENTATIVE MAP FOR TRACT 6339, <br />WILLIAM DAY COMPANY <br />WHEREAS, William Day Company has applied to subdivide an <br />approximately 7.4 acre site into 23 single-family <br />residential lots, averaging approximately 9,780 sq. ft. <br />in size, with a remainder parcel to be set aside as <br />common open space, located at 2667 Vineyard Avenue <br />immediately west of the 90 degree curves; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Medium Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of September 12, <br />1990, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission found (1) the proposed <br />tentative map to be consistent with the General Plan of <br />the City of Pleasanton, (2) the site to be physically <br />suitable for the proposed type of development and <br />density, (3) the design of the subdivision and proposed <br />improvements will not cause substantial environmental <br />damage or substantially and avoidably injure fish or <br />wildlife or their habit, (4) the design of the <br />subdivision is not likely to cause serious public <br />health problems; and (5) the design of the subdivision <br />or its related improvements will not conflict with <br />easements, acquired by the public at large, for access <br />through or use of property within the proposed <br />subdivision; and <br />WHEREAS, a Negative Declaration was adopted for the PUD <br />development plan which suffices for this tentative map <br />submittal, no new environmental document was prepared. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves the application of William Day Company to <br />subdivide an approximately 7.4 acre site into 23 single- <br />family residential lots, averaging approximately 9,780 sq. <br />ft. in size, with a remainder parcel to be set aside as <br />common open space, located at 2667 Vineyard Avenue <br />immediately west of the 90 degree curves, subject to the <br />conditions shown on Exhibit "B" Attached hereto and made <br />part of this case by reference. <br />
