PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-90-88 <br />RESOLUTION APPROVING VESTING TENTATIVE MAP FOR TRACT 6341, <br />THE BREN COMPANY <br />WHEREAS, The Bren Company has applied to subdivide an <br />approximately 13.69 acre site into 112 single-family lots <br />located at the northeast corner of Santa Rita Road and <br />Stoneridge Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - High Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of September 12, <br />1990, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the City <br />staff concerning this application; and <br />WHEREAS, staff clarified that the 4.5 ft. sidewalk referenced in <br />Condition #6, includes the 6 inch curb; and <br />WHEREAS, staff clarified that Condition #31 allows for street <br />lights within the tract itself to be modified to a different <br />type of light than the standard City street light if <br />privately maintained; and <br />WHEREAS, the Planning Commission found the proposed tentative map <br />to be: (1) consistent with the General Plan of the City of <br />Pleasanton, (2) physically suitable for the proposed type of <br />development and density, (3) the design of the subdivision <br />and proposed improvements will not cause substantial <br />environmental damage or substantially and avoidably injure <br />fish or wildlife or their habit, (4) the design of the <br />subdivision is not likely to cause serious public health <br />problems; and (5) the design of~the subdivision or its <br />related improvements will not conflict with easements, <br />acquired by the public at large, for access through or use <br />of property within the proposed subdivision; and <br />WHEREAS, a Negative Declaration was adopted for the PUD <br />development plan/rezoning which suffices for this tentative <br />map submittal. No new information or changed circumstances <br />exist to require additional or new environmental analysis. <br />Thus, no action is required prior to taking action on the <br />tentative map. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />
