EXHIBIT "A" <br />TRACT 6361, GEROGE M.ARMENT <br />Resolution No. PC-90-76 <br />July 25, 1990 <br />1. That the project adhere to all of the provisions of the City's <br />Condominium Conversion Ordinance prior to filing for a final <br />map. <br />2. That a Condominium Owners' Association be established with <br />appropriate CC&Rs having as a minimum provisions for the <br />maintenance of the project's landscaping and other common <br />areas and facilities. These CC&Rs shall be submitted to the <br />City Attorney for review and approval prior to filing the <br />final map. <br />3. A sanitary sewer easement for the off-site sanitary sewer main <br />to Old Bernal Avenue shall be deeded to the condominium <br />association. Said deed shall be recorded concurrently with <br />the final map. <br />4. There shall be a private storm drain easement over the <br />existing storm drain in the rear of units 10, 11, and 12. The <br />owners of said units with exclusive easements over this area <br />shall be responsible for the maintenance of said line. This <br />maintenance requirement shall be included in the project's <br />CC&Rs. <br />5. There shall be a private water main easement over the existing <br />water main in the rear of units 2, 3, 4, and 5 shown on the <br />final map. <br />
