EXHIBIT A Conditions of Approval Case UP-90-26 July 25, 1990 1. That the use shall conform substantially to the site plan, list of equipment and materials to be stored, and details of operation as described in the staff report and on Exhibit A, dated June 28, 1990 on file with the Planning Department. 2. That the storage and minor repair and maintenance of landscaping equipment approved to be stored in the building shall be conducted entirely within the completely closed building at all times. 3. That parking of vehicles on the site shall be for employee vehicles only, except for three pick-up trucks of the business which may be parked in the parking area during the night, after the hours of the business. 4. All employee vehicles shall be parked on the site with no more than 6 parking spaces allowed to be occupied, and these spaces shall be the spaces most directly in front of the suite which the business will occupy. The business shall participate in the City's Transportation Management Program and employees shall use transit, ridesharing or non-vehicular means to keep the number of employee vehicles coming to the site at this required maximum. 5. That if, at any time in the future, it is determined by the Planning Director that noise, emissions, drainage, litter, loading, parking, traffic problems, or other issues associated with the proposed use are having adverse effects on surrounding uses or the City in general, the Planning Commission may review, and if necessary, attach additional conditions or revoke the subject conditional use permit. 6. That the applicant shall apply for and obtain all applicable City and other licenses or permits for the operation of the landscaping storage and maintenance operation.
