existing improvements in the vicinity, except <br />perhaps if allowed on the street. Staff has <br />recommended a condition to require off-street <br />parking for all employees and a limit on the number <br />of vehicles that may be left at the site to <br />encourage carpooling. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of the zoning <br />ordinance. <br />The I-P zoning of the subject site allows the <br />establishment of a warehouse operation with a <br />conditional use permit. As conditioned, the <br />approval of a use permit to operate the proposed <br />landscape business with storage of materials as <br />described would be consistent with the City's <br />ability to regulate zoning. As an approved site, <br />the proposed location complies with the parking, <br />noise, setback, and other site development <br />requirements contained in the zoning ordinance for <br />the I-P District. <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act; <br />and <br />WHEREAS, the Planning Commission found that due to the community <br />service orientation of the proposed use, the low impact <br />on surrounding uses, and the potential to in-fill vacant <br />space in the industrial park buildings on Sonoma Drive, <br />the subject application is appropriate for the site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case UP-90-26, the application of Floratech <br />Landscaping Management, Inc. for a conditional use permit <br />to allow a warehouse and office for a landscape business <br />located at 5757 Sonoma Drive, Suite B subject to the <br />conditions shown on "Exhibit A" attached hereto and made <br />part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption. <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON ON THE 25TH DAY OF JULY 1990 BY THE FOLLOWING VOTE: <br />
