Staff has recommended a condition to require off-street parking for all employees and a limit on the number of vehicles that may be left at the site to encourage carpooling. C. That the proposed conditional use will comply with each of the applicable provisions of the zoning ordinance. The I-P zoning of the subject site allows the establishment of a warehouse operation with a conditional use permit. As conditioned, the approval of a use permit to operate the proposed landscape business with storage of materials as described would be consistent with the City's ability to regulate zoning. As an approved site, the proposed location complies with the parking, noise, setback, and other site development requirements contained in the zoning ordinance for the I-P District. WHEREAS, projects of this nature are categorically exempt from the requirements of the California Environmental Quality Act; and WHEREAS, the Planning Commission found that due to the community service orientation of the proposed use, the low impact on surrounding uses, and the potential to in-fill vacant space in the industrial park buildings on Sonoma Drive, the subject application is appropriate for the site. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves Case UP-90-26, the application of Floratech Landscaping Management, Inc. for a conditional use permit to allow a warehouse and office for a landscape business located at 5757 Sonoma Drive, Suite B subject to the conditions shown on "Exhibit A" attached hereto and made part of this case by reference. Section 2. This resolution shall become effective 15 days after its passage and adoption.
