EXHIBIT A <br />Conditions of Approval <br />Case UP-90-30 <br />July 25, 1990 <br />1. That all improvements shall substantially conform to the site <br />plan and elevations, dated "Received June 12, 1990," on file <br />with the Planning Department, except as modified by the <br />following conditions. <br />2. That the applicant obtain all the necessary City permits for <br />the construction of the secondary unit. <br />3. That a paved off-street parking space, at least 9 feet wide <br />and 19 feet in length, that does not inhibit the entrance into <br />the garage be provided and made available continuously for use <br />by the occupant of the secondary unit. This space shall be <br />provided prior to the occupancy of the secondary unit. <br />4. That the applicant install address signs that are visible from <br />the street, clearly indicate that two separate units exist on <br />the parcel, and identify the entrances of the primary and <br />secondary units. <br />5. That the bay window located on the front elevation (west) be <br />either reduced to 8'-4" in length or less or setback three <br />feet so that it does not project into the required 23' front <br />yard. <br />6. That the unit shall not be occupied by more than two adults or <br />one adult with children. <br />
