EXHIBIT "A" <br />1. That the proposed development plans shall be substantially as <br />shown on the site plan and elevations, dated "Received May 14 , <br />1990," on file with the Planning Department, except as <br />modified by the following conditions. <br />2. The six proposed planting islands shall include Nerium <br />oleander "Petite Salmon" shrubs, 5 gallons in size, planted 5' <br />on center. <br />3. Any proposed building-mounted signage for the subject site <br />shall be submitted for and receive design review approval. <br />4. No mechanical equipment, antennae, vents, blowers, etc. shall <br />be allowed to project above the roof parapet of any of the <br />buildings. <br />5. That the applicant adjust the sprinkler system away from the <br />proposed directory sign and restore all landscaping after <br />installation of the sign. <br />6. That the applicant apply for and receive all the necessary <br />city permits, including any for hazardous materials, prior to <br />the issuance of a building permit. <br />7. That all existing signs on the subject site shall be removed <br />prior to the installation of the proposed signage included in <br />this project approval. <br />8. That the proposed gates to the rear portion of the project <br />site shall remain open during normal business hours. The <br />applicant shall install a knox key/box/lock subject to the <br />approval of the Fire Department. <br />9. All roof drain leaders shall be connected to the on-site storm <br />drain inlet in the rear parking lot area. <br />10. That this development is subject to all Standard Conditions of <br />Development attached to this report except for conditions 28, <br />29, 33, 34, 46, 49, 50, and 54. <br />
