EXHIBIT "A" <br />Conditions of Approval <br />Resolution No. PC-90-62 <br />1. The modifications shall substantially conform to plans and <br />elevations, dated May 10, 1990, on file with the Planning <br />Department. <br />2. A final landscape plan shall be submitted to the Planing <br />Director for review and approval prior to the issuance of a <br />building permit; said plan shall, among other elements, <br />provide for shrubbery under and adjacent to the storefront <br />windows of the west elevation of the building. The applicant <br />shall provide an additional London Plane tree in the planter <br />strip adjacent to Pimlico Drive, as shown on the landscape <br />plan for Bakers Square Restaurant. <br />3. The approved comprehensive sign program for the complex is <br />amended to allow for two wall-mounted, internally illuminated <br />identification signs for the tenant located at the westerly <br />end of the main building. Signage shall be allowed one each <br />on the north and west building elevations in the size, <br />location, colors, construction, and style of lettering as <br />prescribed in the approved comprehensive sign program for the <br />complex. <br />4. A plan illustrating the service access to the trash enclosure <br />and electrical room facilities shall be submitted to the <br />Planning Director for review and approval prior to the <br />issuance of a building permit. <br />5. The existing driveway on Santa Rita Road shall be limited to <br />right turn in and out vehicle movements. The developer shall <br />provide for on-site signage and other appropriate means as <br />required by the City Engineer to accomplish this objective. <br />The developer shall apply to Caltrans for an encroachment <br />permit prior to the issuance of a building permit and comply <br />with all requirements of said permit. <br />6. The applicant shall add a second trash enclosure at the <br />western portion of the site close to the restaurant. The <br />location of this trash enclosure shall be subject to the <br />approval of the Planning Director. <br />7. The applicant shall work with staff and resident James Miller <br />to verify that the building height and location conform to the <br />approved plans. <br />8. All other relevant conditions of Case PUD-80-15-5D shall apply <br />to this case. <br />
