transmission are satisfactorily addressed either in <br />the applicant's description of operations or in the <br />recommended conditions of approval. The <br />anticipated client demand would not generate any <br />unusual demands on existing parking in the shopping <br />center. The proposed salon would add to the <br />economic vitality and diversity of the shopping <br />center, possibly contributing patronage to other <br />businesses in the center. <br />3. That the proposed conditional use will comply with <br />each of the applicable provisions of the zoning <br />ordinance. <br />The PUD (Central Commercial) zoning of the subject <br />site allows the establishment of a pet grooming <br />salon with a conditional use permit. As <br />conditioned, the approval of a use permit to <br />operate a pet grooming salon would be consistent <br />with the City's ability to regulate zoning. As an <br />approved site, the proposed location in Hopyard <br />Village complies with the parking, noise, setback <br />and other site development requirements contained <br />in the zoning ordinance and specific conditions of <br />approval for the PUD. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case UP-90-25, the application of Lawrence <br />Scharg for a conditional use permit to allow the <br />establishment and operation of a pet grooming salon <br />located at 3059 Hopyard Road, Suite A-1, in a portion of <br />the Hopyard Village Shopping Center subject to the <br />conditions shown on Exhibit "A" attached hereto and made <br />part of this case by reference. <br />
