4. That the applicant reduce the proposed exterior finished grade at the first floor level by increasing the amount of excavation necessary to complete the basement area. The applicant shall submit a revised grading plan, subject to the approval of the Planning Director, showing a balance of cut and fill, and the lowering of the finished grade on the site. 5. That an arborist conduct two on-site inspections of the Heritage tree located on this project site; one prior to the commencement of any grading and excavation and another visit at the completion of the house construction. These visits will be for the purpose of examining the site for conformity to proper construction of barricades around the tree and other construction protection measures. Every feasible measure shall be taken to preserve the tree. In the event that protecting measures are violated and the tree should perish, the ' applicant shall be required to replace it with a similar sized tree. The arborist shall submit a report summarizing the results of these inspections to the Planning Director. 6. That the driveway configuration be modified, to reduce the width at the roadway, to the satisfaction of the Planning Director; a circular driveway may be allowed if a landscaped island area is incorporated into the design. 7. That the applicant submit a grasslands maintenance schedule for the high fire hazard area on the project lot, satisfactory to the Planning Director, and maintain said area in accordance with that schedule. Section 2. This resolution shall become effective 15 days after its date of approval unless appealed prior to that time.
