4. That the applicant reduce the proposed exterior <br />finished grade at the first floor level by <br />increasing the amount of excavation necessary to <br />complete the basement area. The applicant shall <br />submit a revised grading plan, subject to the <br />approval of the Planning Director, showing a <br />balance of cut and fill, and the lowering of the <br />finished grade on the site. <br />5. That an arborist conduct two on-site inspections <br />of the Heritage tree located on this project site; <br />one prior to the commencement of any grading and <br />excavation and another visit at the completion of <br />the house construction. These visits will be for <br />the purpose of examining the site for conformity <br />to proper construction of barricades around the <br />tree and other construction protection measures. <br />Every feasible measure shall be taken to preserve <br />the tree. In the event that protecting measures <br />are violated and the tree should perish, the <br />' applicant shall be required to replace it with a <br />similar sized tree. The arborist shall submit a <br />report summarizing the results of these <br />inspections to the Planning Director. <br />6. That the driveway configuration be modified, to <br />reduce the width at the roadway, to the <br />satisfaction of the Planning Director; a circular <br />driveway may be allowed if a landscaped island <br />area is incorporated into the design. <br />7. That the applicant submit a grasslands maintenance <br />schedule for the high fire hazard area on the <br />project lot, satisfactory to the Planning <br />Director, and maintain said area in accordance <br />with that schedule. <br />Section 2.
