<br />e. Foothill Road <br /> <br />The project developer shall: <br /> <br />· Construct the new street tie-in to Foothill Road as shown on the plans <br />(except as modified above). <br />. Re-stripe the median striping to create a left turn pocket into the <br />development. <br />. Shorten the existing raised median north of the proposed entrance <br />street/court as determine by the City Engineer to allow for a smooth <br />transition while exiting the proposed street/court. <br />. Construct a de-acceleration lane for vehicles traveling southbound and <br />turning into the site. The de-acceleration lane can be combined with <br />the existing bike lane on the street. The City Engineer shall determine <br />the exact length and width of the de-acceleration lane. <br /> <br />13. The project developer shall provide individual booster pumps on the domestic <br />water service to Lots 4, 5 and 6, located above the 400-foot elevation. The <br />proposed location of these pumps shall be shown on the tentative subdivision <br />map to the satisfaction of the City Engineer and shall be subject to <br />review/approval by the Planning Commission. <br /> <br />14. The project developer shall install the following: <br /> <br />a. A "V"-ditch located along the south property line of Lots 1 through 5 and <br />along the north property line of Lots 6 and 7 to intercept any storm water <br />from the lots and direct the water into the bio-retention area; <br />b. A ''V''-ditch along the west property line of Lots 5 and 6 to intercept storm <br />water runoff from the open space flowing onto these lots; and, <br />c. Swales or "V"-ditches between these lots to prevent storm water from the <br />upper lot flowing onto the lower lot. <br /> <br />All storm water from the lots and private street/court shall be directed to the bio- <br />retention area. The storm drain system outside the public right-of-way shall be <br />private and maintained by the development's homeowners association (HOA). <br />The HOA shall provide annual maintenance report to the City prepared by a <br />California licensed Civil Engineer for the bio-retention area and "V"-ditches. <br /> <br />15. All roof leaders shall be connected to the storm drain system. This statement <br />shall be added to the development's design guidelines. <br /> <br />16. Lot 7 shall be accessed through the shared access driveway over Lot 6. After <br />the subdivision improvements are completed, the project developer shall <br />eliminate the driveway access from Lot 7 onto Old Foothill Road. This statement <br />shall appear on the face of the Tentative Subdivision Map. <br /> <br />6 <br />
