<br />ORDINANCE NO. 1940 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br />APPROVING THE APPLICATION OF PONDEROSA HOMES FOR PUD <br />DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE PUD-50 <br /> <br />WHEREAS, Ponderosa Homes has applied for PUD development plan approval <br />to subdivide an approximately 19.83-acre site into 27 lots and to construct 25 new, one- <br />and two-story single-family detached homes ranging in size from 3,908 square feet to <br />4,595 square feet, at the properties located at 3157 Trenery Drive and 2313 Martin <br />Avenue; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a Negative Declaration <br />was adopted by the City Council on October 3, 2006; and <br /> <br />WHEREAS, at its meeting of October 3, 2006, the City Council received the <br />Planning Commission's positive recommendations for approval of the PUD <br />development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on October 3, 2006; and <br /> <br />WHEREAS, the City Council finds that the PUD development plan is consistent <br />with the General Plan and the purposes of the PUD ordinance. <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br />HEREBY ORDAIN AS FOLLOWS: <br /> <br />Section 1. Approves Case PUD-50, the application of Ponderosa Homes for PUD <br />development plan approval to subdivide an approximately 19.83-acre site <br />into 27 lots and to construct 25 new, one- and two-story single-family <br />detached homes ranging in size from 3,908 square feet to 4,595 square <br />feet, at the properties located at 3157 Trenery Drive and 2313 Martin <br />Avenue, subject to the conditions shown on Exhibit B, attached hereto and <br />incorporated herein by this reference. <br /> <br />Section 2. A summary of this ordinance shall be published once within <br />fifteen (15) days after its adoption in "The Valley Times," a newspaper of <br />general circulation published in the City of Pleasanton, and the complete <br />ordinance shall be posted for fifteen (15) days in the City Clerk's office <br />within fifteen (15) days after its adoption. <br /> <br />Section 3. This ordinance shall be effective thirty (30) days after its passage and <br />adoption. <br />
