<br />. <br /> <br />. <br /> <br />EXHIBIT F <br /> <br />PUD DEVELOPMENT PLAN FINDINGS <br /> <br />The Zoning Ordinance of the Pleasanton Municipal Code sets forth the purposes of the <br />Planned Unit Development (PUD) District and the "considerations" to be addressed in re- <br />viewing a PUD development plan. These considerations are also applicable to any subse- <br />quent modification of an approved development plan. The Planning Commission must <br />make the following findings, that the proposed PUD major modification conforms to the <br />purposes of the PUD district, before making its recommendation, <br /> <br />1. Whether the proposed development plan modification is in the best interests <br />of the public health, safety, and general welfare: <br /> <br />The proposed project, as conditioned, meets all applicable City standards <br />concerning public health, safety, and welfare, e.g, vehicle access, geologic <br />hazards (not within a special studies zone), and flood hazards, <br /> <br />The proposed development plan is designed to be compatible with the adja- <br />cent land uses including the planned City Golf Course and open space areas <br />located along the property's east and west sides, r~spectively. <br /> <br />The proposed development plan is designed in conformance with the Pleasan- <br />ton General Plan and the Happy Valley Specific Plan designations for this <br />site and all other relevant policies and programs. <br /> <br />Detailed geologic studies have been done in conjunction with the Happy Val- <br />ley Specific Plan and with the proposed development plan which have been <br />peer reviewed and accepted by the City Engineer. Mitigation measures have <br />been incorporated into the project design to achieve stable slope banks and <br />site grading. The report did not identifY any landslide or seismic safety issues <br />pertaining to the development ofthese sites, <br /> <br />The project developer would provide a public street/private driveway and in- <br />frastructure including water, storm, and sanitary sewer lines to the connec- <br />tions provided in Happy Valley Specific Plan.
