<br />Exhibit "B-1" <br /> <br />Draft Conditions of Approval <br />PUD-99-07-03M <br />Serenity at Callippe Preserve (Tract 7162) <br /> <br />1. The final design guidelines for the homes to be located on the lots of Serenity at Callippe <br />Preserve (Tract 7162) shall substantially conform to the design guidelines, Exhibit "A", <br />dated "Received April 06, 2006" on file with the Planning Department, except as modi- <br />fied by the following conditions. <br /> <br />2, All conditions of Cases PUD-99-07 through PUD-99-07 -02M shall remain in full force <br />and effect except as otherwise modified by this approval. <br /> <br />3. This approval including design guidelines and review procedures shall remain effective <br />for the life of the development called Serenity at Callippe Preserve or by any future name <br />unless modified by a subsequent City action. <br /> <br />5. The project developer shall provide all buyers of the lots in Serenity at Callippe Preserve <br />with copies of the approved design guidelines and the project conditions of approval. <br /> <br />6, The following language shall be added to the design guidelines: <br /> <br />. Open fencing design should conform to the Uniform Building Code requirements <br />for fences around swimming pools, spas, etc. <br /> <br />. The subtitle on Page 18 of the Design Guidelines shall be revised to read as <br />"Accessory Structures and/or Secondary Dwellings" <br /> <br />. All homes have automatic fire sprinkler system; and, <br /> <br />. The 25% maximum FAR should include all living area, garages and accessory struc- <br />tures on the lot.
