<br />Facilitation meeting regarding the application to construct: (I) an approximately <br />180-square-foot covered patio; (2) an approximately 292-square-foot first-floor <br />addition on the rear; and (3) an approximately 1,251-square-foot second-story <br />addition over part of the center and side portions of the existing residence located at <br />779 Mirador Court. <br /> <br />Present at the meeting were Mary Roberts, Facilitator; Jerry Iserson, Planning and <br />Community Development Director; Stacey and Stan Knight, owners/applicants; Dennis <br />and Barbara Georgatos, of790 E. Angela; Martha Wensel, of787 Mirador Court, and <br />Peter Shutts, Architect. <br /> <br />The Georgatos' two main concerns regarding the Knights' addition were privacy and <br />maintaining views. The Knights' presented three options and were willing to reduce the <br />profile of the addition so long as it did not 1) require "squeezing in" floor area so that <br />rooms would be unusable, 2) involve a completely new redesign, or 3) impact other <br />neighbors. They would agree to a small reduction in size and a change in the <br />configuration, and proposed moving the master bedroom forward towards the front of the <br />house by 2 feet to accomplish this. <br /> <br />The Knights suggested fencing with lattice or a tea arbor with landscape screening on the <br />rear of the property to benefit the Georgatos' and adding an additional tree to the <br />southwest portion of the subject property for Mr. Bennett's view. <br /> <br />Ms. Wensel stated that privacy was not in issue for her; however she did have concerns <br />with shading and ambiance. She felt that stepping the master bedroom forward 2 feet <br />was a positive step. <br /> <br />The Georgatos' felt that moving the master bedroom forward 2 feet helps and that the <br />fence would mitigate the privacy concern. They would like to maintain their sense of <br />privacy in regards to the size and location of the new second-story windows, and <br />preferred transom windows with a six foot sill height on the rear elevation. <br /> <br />AGREEMENT <br /> <br />· The master bedroom would be moved 2 feet to the north, as proposed by the <br />Knights. <br />· Transom windows would be used on the rear elevation in the master bedroom <br />with a minimum 6 foot windowsill. <br />· The stairway windows on the rear elevation will be glass block. <br />· There would be a 75 square-foot reduction in the second-floor. <br />· The Georgatos' will consider constructing a retaining wall on the rear shared <br />property line and filling the rear portion of their property; the cost of the new 6 <br />foot fence on top of the retaining wall would be split with the Knights. <br />. No Saturday construction. <br />· One additional tree in the rear yard of the Knights' property for the Georgatos'. <br />o Both will determine the species, size, and placement. <br /> <br />1 <br />
