779 Mirador Court
PADR-1475

February t5. 2006
Neighbor Meeting

Present at the meeting were Ron Imperiale, of 798 E. Angela, Dennis and Barbara Georgatos, of
790 E. Angela, Tim and Ruth Bennett, of784 E. Angela, Martha Wensel, of787 E. Angela,
Peter Shutts, Architect, Stacey and Stan Knight owners/applicants, and Natalie Amos, project
planner.

A few of the neighbor's have yet to see the plans; the applicant's architect opened with a brief
description of the project and went over the plans.

Staff asked the neighbor's to state their concerns with the proposed addition.

Mr. and Mrs. Bennett (784 E. Angela) had the following concerns:
. Privacy- they are aware that they would be the least affected by the addition. There are
proposed windows that would face their backyard and there would now be a line of sight
onto their pool.
. Lighting- the addition would create a shadowing affect onto their sunny backyard.
. View- there would be devaluation to their home and it would be an "eye sore" to look at
the addition.

Mr. Imperiale (798 E. Angela) had the following concerns:
. Privacy- the proposed master bedroom windows would face their backyard and the
addition is intrusive into their home.
. Lighting- the addition would restrict the daily sun they currently receive.
. View- there would be devaluation to their home and it would be an "eye sore".
. He would like to see the addition done on the bottom noor only.

Mr. and Mrs. Georgatos (790 E. Angela) had the following concerns:
. Privacy- they are located directly behind the proposed addition and would be the most
affected. There would be a direct line of sight onto their backyard and into their home
from the master bedroom windows.
. View- there would be a loss of view and it would devalue their home. This would ruin
the character of the neighborhood and set a precedent for two story homes. The square-
footage of the proposed addition is larger than their home and creates an "impingement".
. They are against the proposed addition and do not want it at all. Mrs. Georgatos stated
that they would fight it and appeal it as far as they can in order to see it not get approved.

Mrs. Wensel had the following comments:
. When her neighbor's approached her regarding the proposed second story addition she
supported the idea. She recently viewed the plans and does have some concerns
regarding the addition.
. Light- the addition is located on the same side as all of the bedrooms in her home. The
current light that is received may not be there if the addition is approved. There is also a
lemon tree that would be affected by the shadowing.
. Story poles would be helpful in order for her to better assess impacts onto her property.

The applicants stated that by doing the addition entirely on the first floor would not allow them
to get the additional square-footage that they need and development standards would restrict

1
