pr.A NNSNG COMM=SSION C=TY OF PLEASANTON <br />Ar.satvrEDA COUNTY, CALL FORN SA <br />RESOLUT SON NO_ PC-90-28 <br />RE SOLUTS ON APPROVSNG A COND STSONAL USE PERMST FOR CASE <br />UP-90-7 <br />WHEREAS, Pyoung H_ Koo Yeas applied for a conditional use permit <br />to operate a martial arts studio at 3500 Bernal Avenue ~ <br />and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - CN (Neighborhood Commercial) District <br />and <br />WHEREAS, at the it duly noticed public hearing of March 28, 1990, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application, and <br />WHEREAS, the Planning Comm1551on made the following findings: <br />1 _ That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which <br />the site is located_ <br />The proposed Tae Kwon Do studio would be located <br />and operated in conformance with the regulations of <br />the City's Municipal Code _ <br />2 _ That the proposed location of the conditional use <br />and the conditions under which it wou id be operated <br />or maintained wi11 not be detrimental to the public <br />health, safety or welfare, or materially injurious <br />to the properties or improvements in the vicinity _ <br />The proposed location and uses should not be <br />detrimental to the public nee lth, safety or welfare <br />of the surrounding properties _ The practice of Tae <br />Kwon Do does not include the shouting or tl-crowing <br />associated with other styles of marshal arts, thus <br />the neighboring suites should not be affected by <br />the Tae Kwon Do classes _ The room would be <br />properly retrofitted to accommodate the needs of <br />the students and tea cYzers _ The proposed use sYiou ld <br />not adversely affect the availability of parking <br />spaces in the shopping complex _ <br />
