<br />Ordinance No. 1939 <br />Exhibit B <br /> <br />Engineering Requirements: <br /> <br />64. The applicant shall pay a pro-rata share of the cost of widening and improving <br />Dublin Canyon Road as determined by the City Engineer. Said payment shall be <br />due before the approval of the Parcel Map by the City Engineer. <br /> <br />65. The applicant shall dedicate to the City that portion of Dublin Canyon Road was <br />shown On the PUD development plan. The applicant shall also dedicate an 8 foot <br />wide Public Service Easement (PSE) to the City along the back of the road right- <br />of-way. <br /> <br />66. There shall be irrigated bioswales (or other IMP acceptable to the City Engineer) <br />located within each of the parcels to treat storm water before the water is allowed <br />to enter the storm drain system. The swale shall have a subdrain connected to the <br />storm drain system. The details of the swale shall be reviewed by the Soils <br />Engineer and City Engineer and shown on the tentative map for the development. <br /> <br />67. The proposed street and storm drain system shall be private and maintained by the <br />Maintenance Association. The applicant shall dedicate to the City a Public Service <br />Easement over the private street that extends eight feet beyond the proposed street <br />limits. The water and gravity sanitary sewer mains shall be public and maintained <br />by the City. There shall be individual sanitary sewer and water laterals to each <br />dwelling unit. There shall be a two-way cleanout on the sanitary sewer lateral <br />located at the back of the PSE. The sanitary sewer system shall be designed to <br />flow by gravity. <br /> <br />68. The applicant shall be responsible for widening Dublin Canyon Road across the <br />project frontage and for constructing a right turn deceleration lane and a left turn <br />lane into the private street as determined by the City Engineer. <br /> <br />69. All overhead utilities serving the existing home and the proposed houses shall be <br />installed underground in conduit to the nearest riser pole acceptable to the Utility <br />Companies and City Engineer. All utility boxes and transformers for this project <br />shall be installed underground. All capacitor banks or switches for the project may <br />be installed above ground if properly screened to the satisfaction of the Planning <br />Director. <br /> <br />70. The applicant shall post with the City prior to approval of parcel map, an <br />additional performance bond for all subdivision improvements that are not to be <br />accepted by the City of Pleasanton. <br /> <br />11 <br />
