<br />Ordinance No. 1938 <br />Page 3 of 17 <br /> <br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br />Case PUD-54, Threehand, LPlReznick Property <br />5 Windy Oaks Drive <br /> <br />General Conditions <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit A, dated <br />"Received" May 4, and May 26, 2006, on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed subject <br />to the approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. The uses of the various parcels within the project shall be as follows: <br /> <br />a. The Designated Development Areas shown on Exhibit A shall be classified <br />"Hillside Residential" and shall be subject to the following uses: <br /> <br />(1) Permitted Uses: <br />(a) single-family detached housing <br />(b) household pets (up to 4 as defined by the Pleasanton Municipal <br />Code) <br />(c) accessory structures and uses <br />(d) small family day care home (in accordance with State law) <br />(e) second unit in conformance with the Pleasanton Municipal Code <br /> <br />(2) Conditional Uses: <br />(a) adult daycare or nursing home for not more than six patients <br />(b) home occupation <br />(c) large-family day care home (in accordance with State law) <br /> <br />(3) The above-listed uses shall have the meaning as defined and/or interpreted <br />for uses in the R-1 districts of the Pleasanton Municipal Code. Other <br />uses listed in the R-1 districts of the Pleasanton Municipal Code may be <br />either permitted or conditionally permitted if the Planning Director finds <br />that such uses do not conflict with the requirements of the Vineyard <br />Avenue Corridor Specific Plan. <br /> <br />b. The "Open Space" designation shall apply to all parts of the property which are <br />not designated "Hillside Residential" as defined above and shall be subject to the <br />following uses: <br /> <br />(1) Permitted Uses: <br />(a) Public water tank on Parcel A <br />(b) livestock grazing <br />(c) vineyards, orchards, and other row crops <br />(d) horticulture <br />(e) Any combination of the following animals may be kept on lots with <br />at least 1.5 acres of land designated as Open Space; <br />(i) Fifty small fowl (chickens, ducks, Guinea fowl) or rabbits <br />per acre; or <br /> <br />3 <br />
