<br />Ordinance No. 1938 <br />Page 12 of 17 <br /> <br />Department prior to approval and shall be financed by the project developer immediately <br />upon approval. <br /> <br />Fire DeDartment Reauirements <br /> <br />53. The project developer shall meet all requirements of the Pleasanton Fire Code <br />(Pleasanton Municipal Code, Chapter 20.24). <br /> <br />54. Fire truck turn arounds shall be required on individual lots if the driveways, as measured <br />from the private road to the house, will be over 150-ft. long. The design of the turn <br />around shall be subject to the review and approval by the Fire Marshal. <br /> <br />55. Automatic fire sprinklers shall be required for all new homes. <br /> <br />56. All new homes located above an elevation 540 feet shall be provided with an elevated <br />on-site water storage tank (minimum 1 ,OOO-gallon capacity), subject to approval by the <br />Fire Marshal to ensure adequate water pressure for domestic use, automatic fire <br />sprinklers, and other approved fire systems. The storage tank shall be located in a <br />garage or other location in the Designated Development Area of the lot where it can be <br />sufficiently screened from off-site views. <br /> <br />57. All public and private driveways designated as fire lanes by the Fire Chief shall be <br />maintained in accordance with Articles 9 and 10 of the Uniform Fire Code, which permits <br />towing vehicles illegally parked on the fire lanes. Fire lane curbs shall be painted red <br />with "No Parking, Fire Lane, Tow Away Zone" or "No Parking, Fire Lane, Tow Away <br />Zone" signs shall be installed as required by the Vehicle Code. <br /> <br />58. At the time of sale, the developer shall give homeowners notice of the availability of the <br />City's Fire Safety Inspection Program and shall encourage their participation in this <br />program. <br /> <br />EnGineerinG Reauirements <br /> <br />59. A sanitary sewer lateral connecting a building/house having a finished pad grade less <br />than one foot above the nearest up-stream publicly maintained sanitary sewer manhole <br />shall be required to install a backflow device on the buildinglhouse lateral in accordance <br />with the requirements of the Uniform Plumbing Code. This device shall be installed by <br />the buildinglhouse plumber between the two-way cleanout at the street right-of-way line <br />and the building/house. Any building pad falling within this criteria shall be flagged on <br />the street improvement plans. <br /> <br />60. All streets designed to have no parking on one or more sides shall be posted. Posting <br />locations shall be reviewed and approved by the Planning Director. <br /> <br />61. Any existing septic tank and leach field located on the property shall be abandoned per <br />Alameda County Health Department regulations. <br /> <br />62. Unless used for landscape irrigation, any existing wells located on the property shall be <br />abandoned per Zone 7 standards. <br /> <br />12 <br />
