<br />k. Unless otherwise approved by the City Engineer, roof leaders shall not be <br />connected directly to the street gutter or storm drain system. The <br />applicant's soil's engineer may submit recommendations to the City <br />Engineer for consideration on the matter. <br /> <br />I. The developer shall install subdrains at the perimeter of all building <br />foundations, at the back of sidewalk or back of curb along all streets within <br />the development. Said drain shall be connected to the street storm, unless <br />otherwise approved by the City Engineer. <br /> <br />m. All utility boxes and transformers for this project shall be installed <br />underground. All capacitor banks or switches for the project may be <br />installed above ground if properly screened to the satisfaction of the <br />Planning Director. All utilities shall be installed in conduit. <br /> <br />General Conditions: <br /> <br />17. The project developer shall obtain a Building Permit from the Building and Safety <br />Division and any other applicable City permits for the project prior to the <br />commencement of any construction. <br /> <br />18. The project developer acknowledges that the City of Pleasanton does not <br />guarantee the availability of sufficient sewer capacity to serve this development by <br />the approval of this case, and that the project developer agrees and acknowledges <br />that building permit approval may be withheld if sewer capacity is found by the <br />City not to be available. <br /> <br />19. This approval does not guarantee the availability of sufficient water to serve the <br />project. The City shall withhold building permits for the project if at the time <br />building permits are applied for, mandatory water rationing is in effect, unless the <br />City has adopted a water offset program and unless the project developer is <br />participating in the program. Notwithstanding the project developer's participation <br />in such a program, the City may withhold building permits if the City determines <br />that sufficient water is not available at the time of application of building permits. <br /> <br />20. The building permit plan check materials will be accepted for submittal only after <br />completion of the IS-day appeal period, measured from the date of the approval <br />letter, unless the project developer submits a signed statement acknowledging that <br />the plan check fees may be forfeited in the event that the approval is overturned on <br />appeal, or that the design is significantly changed as a result of the appeal. In no <br />case will a building permit be issued prior to the expiration of the IS-day time- <br />period. <br /> <br />8 <br />
