We believe that what is <br />essentially a four-story home on Second Street is too large for the lot and <br />will negatively impact the charm and character of downtown neighborhoods. In <br />addition, we believe that if Dustin Boyce, the owner is allowed to build this <br />MONSTER HOUSE it will set a dangerous precedent and someday, perhaps, all <br />of us may be living next door to a MONSTER HOUSE. <br /> <br />The proposed project is to construct an enormous addition and secondary <br />structure to an existing house at 4546 Second Street. When done building Mr. <br />Boyce will have 6,825 square feet in two structures on his lot. This is <br />actually more square footage than the lot itself, which is 6,698 square feet. <br />(See attachment to fully understand how the square footage was calculated.) The <br />proposed home is larger than any other home in the area. We believe that what <br />makes the proposal even more unreasonable is that Mr. Boyce's lot is <br />undersized -- only 44.6 feet wide. (Under the current zoning for Second Street, if <br />a home owner wanted to subdivide a lot it would have to be 65 feet wide.) Since <br />many of our neighbors have expressed concerns about preserving the downtown <br />area and about the city allowing excessively large houses to be built, we wanted <br />to provide you with some information on this project: <br /> <br />1) The proposal that has been submitted to the city is to construct what is <br />essentially a four- story home at 4546 Second Street (2/3 of a story <br />underground and 3 1/3 stories above ground). <br />2) The lot size is undersized and is only 44.6 feet wide, with a total <br />square footage of approximately 6,698 square feet. (Minimum lot size <br />for zoning today is 65 feet wide.) <br />3) The owner proposes to build a partial subterranean basement with a 9- <br />foot-high ceiling (6 feet underground with approximately 3 feet above <br />ground; the city does not officially count this as square footage). <br />4) The owner's plan calls for the interior ceiling on the second floor to be <br />11 feet 4 inches high. <br />5) The owner's plan calls for the interior ceiling on the third floor to be 10 <br />feet high. <br />6) The owner's plan calls for the fourth-floor ceiling to be 10 feet high. (He <br />claims this floor is only for storage and therefore the city is not counting <br />this in its square footage total.) <br />7) The owner's plans call for the top of the exterior roof to be over 35 feet <br />high. (To understand how high that is, please look at the flat portion of <br />the roof of the Rose Hotel. That 3-story building's roof is <br />approximately 36 feet high.) <br />
