Mr. Moore stated that the existing grade and landscaping would screen three quarters of
the first floor.

Ms. Mendez stated that primary structures are measured from the medium grade to the
median ridge point, we don't apply the same measurement technique to accessory
structures which we do measure from the lowest point to the highest point. She stated
that a variance would be needed because this structure is 29 feet high.

Finlay Boag stated that he has not had a problem in the past with people constructing
additions, but this project is over 5,100 square feet on such a small lot and the massive
height of 30 feet high in the back is just too much. He does not feel it is very consistent
with the neighborhood and does not support this project.

Grace Lutman agreed with Mr. Boag that this project is massive and way too high. She
mentioned that she would be the most affected party by this project. She also stated she
thought that the driveway was too narrow.

Ms. Mendez stated that the driveway, at 10 Y, feet from the home to the property line,
meets the minimum required 10-foot wide dimension.

Joseph Heman stated that the overall size of the structure is excessive and the height of
the project is too high. He also agreed with Mr. Boag that this project would be out of
character with the neighborhood. Mr. Hernan stated that his major concern if this project
was approved would be setting a precedent. He does not want to see more oversized
structures being proposed.

Ms. Lutman mentioned that the roots from two trees on her property might have to be cut
if this project gets approved.

Will Wahbeh stated that this project did not keep to the character ofthe neighborhood.

Arnold Abrott stated he was against the project because of the height and size of the
structure.

Charles Huff agreed with the neighbors regarding the floor area ratio. He also mentioned
his concern about setting a precedent.

Mr. Boyce stated he would consider a change of the project if the garage could
architecturally be designed to fit into the hillside and not look like the garage would be
coming out of the dirt. He stated that the garage attic storage brings the FAR over the
limit.

Ms. Mendez asked if the roof was 10 feet in the rear.

Mr. Boyce responded that is would be approximately 10 feet.

Minutes: PV-131/PADR-1338

Page 3

September 15,2005 .
