Angela Street; Arnold and Annette Abrott, 4547 Third Street; <br />Donna Decker, Zoning Administrator; and Leslie Mendez, Assistant <br />Planner <br /> <br />PV-131/PADR-I338. Dustiu Bovce <br />Application for a variance from the Municipal Code and for administrative design <br />review approval to: (1) construct an approximately 3,I05-square-foot two-story <br />addition and an approximately I,900-square-foot two-story detached accessory <br />structure in the rear yard area; (2) increase the floor area ratio from 40% to 60.5%; <br />(3) allow a reduction in the required side yard setback from 5 feet to 3.85 feet <br />(existing); and (4) increase the height of the accessory structure from 15 feet to 29 <br />feet. The property is located at 4546 Second Street and is zoned R-I-6,500 (Single <br />Family Residential) District. <br /> <br />Ms. Decker stated that she had the authority to approve, approve with conditions or deny <br />the project. <br /> <br />Ms. Decker introduced Ms. Mendez, the staff planner. <br /> <br />Ms. Mendez stated that staff failed to notice that the project, as submitted, requires a side <br />yard separation variance, but that upon discussion with and consent of the applicant, the <br />proceedings would proceed, and if the project were approved the pop-out addition <br />requiring the side yard separation variance would be eliminated from the project <br />approval. <br /> <br />Ms. Mendez summarized the staff report stating that findings could be made for the side <br />yard setback, but not for the increased height of the accessory structure or the increase in <br />floor area ratio. <br /> <br />Minutes: PV-13IIPADR-1338 <br /> <br />Page I <br /> <br />September 15,2005 <br />
