<br />EXHIBIT "c" <br /> <br />CITY OF PLEASANTON <br />INITIAL STUDY AND PROPOSED MITIGATED NEGATIVE <br />DECLARATION FOR PUD-58 and PGPA-ll <br /> <br />July 19,2006 <br /> <br />An Initial Study has been prepared undcr the direction of the City of Plea- <br />santon Departmcnt of Planning and Community Development regarding an <br />application submitted by Charlcs Austin and Scott Austin for an amend- <br />ment to the Pleasanton Gencral Plan to change the land use designation on <br />a 30-acre hillside property from Rural Density Residential (1 du/5 ac) to <br />Low Density Residential (< 2 dulac) land uses on 8-acres with a maximum <br />dcnsity of eight dwelling units and Open Space on thc rcmaining 22 acres; <br />rezone thc subject property from the A (Agriculture) District to the PUD - <br />LDR/OS (Planned Unit Dcvclopment - Low Density Residcntial/Open <br />Space) District; and PUD developmcnt plan approval to subdivide the sub- <br />jcct property into 8 custom home sites and designate thc rcmaining 22 acres <br />for pcrmanent open space. The proposed project consists of one parccl, <br />zoncd A (Agriculturc) District located at 3459 Old Foothill Road; Asses- <br />sors Parcel No. 946-3540-000-00. <br /> <br />Based upon the following Initial Study that evaluated the environmental <br />effects of thc proposed project, the City of Pleasanton has found that the <br />proposed project (including any mitigation measures that would be incorpo- <br />rated into the project) would not have a significant effect on the cnviron- <br />mcnt. The City of Plcasanton has concluded, thcreforc, that it is not neccs- <br />sary to prepare an Environmcntal Impact Report for this project. <br />
