Six-inch vertical concrete curbs shall be installed between all paved and land- <br />scaped areas. <br /> <br />59, The project developer shall provide root control barriers and four inch perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten-feet <br />in width, as determined necessary by the Planning Director at the time of review <br />of the final landscape plans. <br /> <br />60, All private yard landscaping for the custom homes covered by this approval shall <br />be installed within nine months of occupancy. <br /> <br />61. Root control barriers and four inch perforated pipes shall be provided for all trees <br />planted in an area less than 10 feet in width, as determined necessary by the Plan- <br />ning Director at the time of review of the final landscape plans. <br /> <br />Building Permit Review: <br /> <br />62, All conditions of approval for this case shall be reprinted and included as a plan <br />sheet(s) with the improvement plan and building permit plan check sets submitted <br />for review and approval. These conditions of approval shall be on, at all times, all <br />grading and construction plans kept on the project site, It is the responsibility of <br />the building developer to ensure that the project contractor is aware of, and abides <br />by, all conditions of approval. It is the responsibility of the building developer to <br />ensure that the project landscape contractor is aware of, and adheres to, the ap- <br />proved landscape and irrigation plans. Prior approval from the Planning Depart- <br />ment must be received before any changes are constituted in site design, grading, <br />building design, building colors or materials, landscape material, etc. <br /> <br />63. All dwelling units in the development shall be constructed to meet Title 24 state <br />energy requirements. <br /> <br />64. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br /> <br />65. All retaining walls higher than four-feet from the top of the wall to the bottom of <br />the footway shall be constructed of reinforced concrete. Calculations signed by a <br />registered civil engineer shall accompany the wall plans. <br /> <br />66. The soils engineer shall certify the pad compactions of all lots containing fill to the <br />satisfaction of the Chief Building Official prior to the issuance of building permits. <br /> <br />SR 06:242 <br />Page 15 of24 <br />
