PLANNSNG COMtQ=SSSON CSTY OF PLEASANTON <br />Ar.nraEDA COUNTY, GALS FORNSA <br />RESOLUTS ON NO _ PC-90-05 <br />R£SOLUT=ON RECONII~QENDSNG APPROVAL OF CASE PUD-89-20 THE <br />APPLS CATS ON OF JOHN AND FERN CORLEY <br />WHEREAS, John and Fern Corley have applied for PUD development <br />plan approval to subdivide a 5± acre site to create a <br />40, 000 sq_ ft. parcel for a single-family residence with <br />a 4± acre parcel remainder for the property located at <br />3 7 4 4 Trenary Drive ; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Low Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of January 10, <br />1990, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission made the following findings. <br />1 _ The plan is in the best interest of the public has lth, <br />safety and general welfare _ <br />The project would not affect the land use in the area as <br />no further development is proposed _ Snt er im road - <br />improvements have been des igned to provide safe <br />emergency vehicle access _ As conditioned, provisions <br />for future road and utility improvements have been <br />provided for _ <br />2 _ The project is consistent with the City • s General P1an_ <br />The project is consistent with Land Use Element <br />designation of Low Density Residential which allows a <br />density of less than two units per acre_ Other General <br />Plan policies have been met. development outside a <br />flood Yiaz and area, and development on stable soil_ <br />3 _ The plan is compatible with previously-developed <br />properties in the vicinity and the natural, topographic <br />features of the site_ <br />No further development is proposed at this time _ There <br />are similar parcel sizes existing in the area_ <br />4 _ Grading takes into account environmental characteristics <br />and is designed in keeping with the best engineering <br />practices to avoid erosion, slides or flooding to have a <br />minimal affect upon the environment as possible _ <br />1 <br />
